HABITAÇÃO GUILHERME TRALHÃO

   Existia no lote um prédio urbano da década de 40 do século passado que denunciava já na sua época uma arquitetura obsoleta, quer da organização habitacional, quer do sistema construtivo. 

   Para além destes fatores que definem o edifício existente, os vários acrescentos que lhe foram acrescentados ao longo do tempo (garagem, anexos, vários acessos exteriores, etc.) e o seu eminente estado de ruína, não possibilitava garantir a desejada qualidade de habitar contemporâneo, pelo que foi demolido.

   No entanto, propôs-se manter as condições da tipologia da casa unifamiliar isolada em lote urbano, característica desta zona de Coimbra mas com uma requalificação de desenho arquitetónico.

   Propôs-se assim que a habitação, mantivesse a condição de implantação, volumetria geral, número de pisos e afastamentos existentes e uma cércea, ainda assim, abaixo de construções vizinhas existentes.

   Efetivamente apesar de no PDM de Coimbra, este terreno permitir a construção de 5 pisos, a preocupação foi no sentido de configurar a desejada manutenção da volumetria de tipologia de habitação unifamiliar isolada existente. 

   A intervenção é assim constituída pelo corpo principal habitacional da casa e o remate em recuado com um carácter de exceção formal e programático, o espaço lúdico da biblioteca.

   A distribuição programática da habitação desenvolvida sobre a volumetria da construção existente permitiu também projetar a entrada principal para a habitação ao nível do acesso da cota da rua. 

   Manteve-se também um percurso, lateral, de forma a permitir o acesso a uma outra entrada, situada na cota superior das traseiras do terreno à cota do piso das salas. Este percurso, feito sobre um declive do terreno natural em conjunto com o acesso lateral à garagem, evidencia a existência da cave em conformidade com as casas vizinhas. 

   O terreno com um declive acentuado exigiu, como meio de o tornar minimamente habitável, a execução de plataformas intermédias, para a construção de espaços ajardinados de envolvente à habitação, mas que asseguram no essencial a estrutura e cotas de terreno inicialmente existentes.

   Manteve-se, assim, todas as relações de cércea e alinhamentos, quer volumétrica, quer dos patamares exteriores principais existentes com as construções vizinhas obtendo, deste modo, a desejada harmonia de conjunto urbano.

   In the lot existed an urban building from the 40’s of the last century that was already in its time an obsolete architecture, both in it´s housing organization and in it´s construction system. 

In addition to these factors of the existent building, the several additions summed over the time (garage, annexes, several exterior accesses, etc.) and it´s imminent state of ruin, did not guarantee the desired contemporary quality of inhabitance, so it was demolished.

   However, we proposed to maintain the typology conditions of the detached single-family house in an existing urban plot, characteristic of this area of ​​Coimbra but with an architectural design requalification.

  We proposed to maintain the initial conditions of the preexisting house as implantation, general volumetry, number of floors and existing alignments and heights, parameters still, below the neighboring constructions.

   Although in the PDM of Coimbra this ground plot allowed the construction of 5 floors, our concern was to configure the desired maintenance of the existing single-family house typology. The intervention was constituted by the main housing “body” of the domestic area and the back top floor with a character of formal and programmatic exception as the ludic space of the library.

   The house programmatic distribution, developed upon the idea of the pre-existent volumetry, allowing the design of the house main entrance at the level of the street access. A lateral path was also maintained to allow access to an entrance, located at the upper bound on the back level of the ground.
   This route, made upon a natural ground slope, together with the lateral access, shows the existence of a basement in accordance with the neighborhood houses. 

  The terrain with a steep slope required, as a means of making it minimally habitable, the execution of intermediate platforms, for landscape garden spaces surrounding the dwelling, but that assure in the essential land structure and levels initially existing.

   Therefore, are maintained all the relations of strength and alignments with the neighbor´s constructions, either volumetric either main external existing levels, obtaining, in this way, the desired harmony of urban set.
